Hey Tyron - I am a real estate investor in Cape May and Atlantic County. I get a lot of leads on my marketing in AC that I would love to pass off to other investors in the area. I typically choose to rehab in EHT, Galloway, Egg Harbor City and Absecon so my Pleasantville and AC leads are up for grabs.

I have been in the area for about 18 months and started the South Jersey Rehab Group that meets once a month in Mays Landing. There a couple people on Bigger Pockets that can vouch for me if you look around. You can email or call me.

Now that I've posted I see your location on your profile 😄. In your area Core Title has been the best for me. I brought them a very creative deal and they made it work! haven't tried anyone else up there. Good luck!

Atlantic Shore Title in Northfield, NJ handles all mine. I have been through several title companies and none of them are as investor friendly as Atlantic Shore Title! If your looking for something over near Philly then Core Title in Marlton was easier to deal with for an assignment. Hope that helps.

Anchored Homes is excited to host this group and help educate and take investors in the South Jersey market to the next level.

On this meetup we be visiting two active rehabs in Egg Harbor Township. The first one will be near completion and listed for sale (let us know if you have buyers, we pay referral fees!). The second will be in the early stages of rehab.

Show time is 5:30pm. We will start at 206 Fisler Ave, EHT and spend about an hour there and then head over to 207 Sandpiper Dr, EHT.

When you RSVP I will provide you with a tool that we use to analyze all of our flips as well as a detailed Scope of Work for each project.

Post: Wholesaling with a Double Closing

If you're doing it right then the end buyer should always know that you haven't closed on the property yet. You are not allowed to market a property for sale that you don't own. That's what real estate agents are for. Instead, you are marketing your rights to purchase the property. If you explain it correctly and thoroughly to the seller and the buyer than there SHOULDN'T be any problems when the tranactions take place.

When you are placing a seller under contract you should be explaining each provision to them. One of those provisions should be to allow for reasonable access to get your contractors in there to determine the repairs that need to be made so you can start working as soon as you close. I always let them know that the "contractors" will never come by unannounced and that I will always be accompanying them. Since I have built the report with the seller this is normally not a problem.
