you can be on title and note for no reason at all depending on state laws, just make sure everything is documented properly and use proper lender and title coordination

if your net worth is under 500k then refi into personal is not really not going to be an issue with the right policy

not with a contractor but i did partner with private money and then refi'd them out, in total they made 6% on their money, better then the bank.

get to know markets and investors, youll start to be able to structure based on experience, for instance i just ask, what do you want, then what do you need. and then sub identifiers beyond that
