check your local ordinance as here it is 1.5 parking spaces per unit, also check the lease agreement if it does not clearly state 2 spot allowance then they arent entitled to it , so youll just want to negotiate that, but try and have the current owner do that as they already have a preexisting relationship and if you are moving in, the last thing you want is angry tenants next to you

as long as you are partnered with or have the right trusted team in place it doesnt matter where you are located.. but in my experience if you are investing far away you are better off becoming a passive investor

those are probably all of the most expensive big box stores to go to, I use direct vendors and large wholesale orders to minimize my expenses usually saving me about avg 30% overhead cost as compared to what youll pay there

I like all the comments on here, hopefully these will help you realize that when it comes down to it, what are YOU looking for? if you want D class property then youll get good cashflow but comes with its own set of headaches, i say if you are fresh to this, then take a deal when you get a deal especially in this market
