to file with small claims is usually a couple hundered bucks so to spend 200 to get 175 back, i dunno if its worth it, but definitely leaving a honest review will do damage to them, I am going through something similar however my blinds were used but not damaged then after they moved out, they were damaged. and they tried claiming that how they were but we have a sign off when we do our move in

if previous foundation was recently done ask for transfer of warranty from that company upon purchase. 

if not and you need to do it the just take sqft of house squared x 200 and that should give you general price to redo all foundation or you just take 220$ x # of piers etc.

short answer yes, to all of the above, but, is your NET worth valued over 500k? then i wouldnt worry about it, just be extra careful who you rent to, most people wont "come after your assets" and if they do its not strong they will get it especially if you follow proper procedures. and you can refinance into your personal name that wouldnt call any loan due as the old loan would be paid off. or new terms and docs established

if you HML it the you can obviously BRRR it out with no money down or potential make money on the refi depending on how well you bought the property. but conventional typical 20-25% down, but just keep shopping around dont go conventional if your pockets are empty but also dont buy a deal thats not really a deal

@Derek Dombeck brings up a great point, read the contract, or if you have a service like legalshield have them read it and help you, theres most likely a way. but at the end of the day do you really feel like you are going to be audited?

local CUs and banks are a great place for you to start but reach out to national and mortgage brokers as well learn what other options you may have

be careful with junk fees from lenders and title, that could save your 1000s

yes, mortgage brokers, non sub prime non doc lenders, BLOCS vs Equity leverage etc.

i would partner up with team that have the analysis software in place, you need to make friends with commercial brokers that focus on MF and also use the free tools to learn how to underwrite your own deals first, then find a deal and bring it to the team i talked about in the beginning
