Hello,
There is a room in my recent home (@ Livermore, CA) that I bought that has a window, and closet but it is not listed as a bedroom as there is no door. I will be adding a door and I would like to get it officially changed to a bedroom so that records on zillow/redfin/realtor etc show that my home is a 4 bed instead of a 3 bed. How do I go about doing this?
Please advice.

thanks @Caleb Brown and @Dustin Allen for your reply. With the $300K I was just going to invest in a diversified stock portfolio or buy a single family home in either Brentwood or Tracy. I am making an assumption that a SFH in these areas might appreciate more than my condo, but I might be wrong.

Hello Biggerpockets,
I need a bit of advice. I own a condo (in Dublin, CA) that I am currently renting out. The rental I get is $2800. The costs are $2750 broken down as follows
- Principal and Interest = $1850 [30 year fixed at 3.5%]
- Taxes = $600
- HOA = $300
Renting the condo shouldn't be a problem as it is in a good school district and desirable area. Mortgage left on the condo is $375K (25 years left on the mortgage), similar condos in the community are selling for $750K. If I sell I will net around $300K after all fees (it was a primary home until recently so we will not need to pay taxes per the 2-out-5 rule].
Would you advice I keep renting the condo as it breaks even with rent, or sell?
Thanks for your time and advice

@Curt Davis The property management setup by the turnkey company is not communicative at all. Its super hard to get hold of anyone and that worries me (:
@james
@James Martin The SFR is in E Holmes Rd / Elvis Presley Blvd neighborhood.

Hello BP,
I am thinking of using savvylane.com to sell my primary home instead of the traditional route. Did you have any experiences with Savvy Lane before [http://savvylane.com/]?
How did the service work for you? Any positive/negative experiences?
