@Account Closed There is no way you'll pick up anything in those neighborhoods for 50k. Especially the south wedge! DOM are low and prices are market. Out if the ones you mentioned Merchants is the cheapest, but you need to be careful where specifically you buy.

Rochester is a great market to invest in. Like anywhere else people try to pass crap off as 'investments' but if you do your DD and have a good team it is a breeze. We're an active market too, true deals don't wait around for buyers and sell cash.

Mentors come in many shapes and sizes. There are lots of ways to get the info you need without being a burden to an asset that you may need to mentor you in the future. So yes, you want to build a network of mentors, but you don't want to slam any one mentor with a bunch of time suck questions. Find the mentor that fits the need. Are you closing deals? Then your RE attorney will be a valuable mentor and he won't mind, you're bringing him closings. Are you giving any lenders business? I'll bet they would be happy to answer any questions they can. Rely on those whom backs you scratch first, and save those whom you are yet to scratch for those important times when only they know the answer you seek :D

FYI, both my local wholesaler (probably the biggest name) & RE/MAX brokerage did the same thing recently. I've got the lists copied and stored for later use.

ROC isn't that far from NYC if you fly. Definitely too far to drive unless you've got business along the way. Boring drive too!

For colors I also rely on my wife. On rare occasion she will not like something after seeing it, but for the most part everything looks amazing. You can see some of our colors

If you're going to hold the property you may care about the quality of paint finish a bit more. You're painters may also prefer to use a particular brand. Sherwin is a great product, not too thin. They use enough resin or what ever so it sets up quick and cures well. If you're just dumping the house it doesn't really matter that much unless you care for marketing. Sherwin A100 is good quality contractor grade. If i need poly I ALWAYS get a quality oil based (they only sell in quarts in NYS) and they don't carry at big box stores. For decent cheaper paints when I just want to save some money we use Glidden Gripper for primer. And then usually a Kilz Contractor grade paint for top coats. They are called Pro X.
