foreclosures are auctioned to the highest bidder and not available for purchase through MLS.

You should title your props in PA entities to avoid double tax. Don't hold in foreign LLCs. Disclaimer: I'm not a lawyer or accountant I just pay them!

I've never had a tenant do work to my standards. I tell them not to bother. If it is easy touch up no problem... If the hung their bike on the dining room wall for two years and rubber marks all over it's coming out of their security...

Second job Recycle metals Ask friends if you can "clean up junk they don't want" for a fee & recycle / sell what you can Find stuff for free and sell on eBay, I found a local co that gave me scrap graphite and I sold it to glass blowers... One man's trash is another's treasure, put yourself in the middle. I did the same with torpedo kegs. Pepsi switched to bag in box, I bought for scrap price and sold to home brewers. Artistic? Make a craft and sell it at craft shows. I pocketed 2k profit per weekend selling hand made glass jewelry.

Escalating rent per month? Never heard of that. Sounds like a raw deal for the tenant. If they agree to that I'll bet money they have no problem saying peace out mid term

Why would a realtor show you a foreclosure? Do you mean bank owned REO? You will need to secure the hard money. It is doubtful a HML will give you more than 75 LTV with no track record. If you're talking about just for rehab, how would he secure his position? I don't see him taking a second position... Most likely you will need your own cash or a LOC.
