Hello,

Could someone please recommend an appraiser who is specialized in appraising land in the SFV are in Los Angeles.

Property is a little tricky to appraise and i need to make sure my client gets accurate numbers.

Hello. I started using Deal Machine a little over a week ago. I have been finding properties and mailing the owners as an agent and an investor.

Anyone used Deal Machine in the past and do you have any tips for a beginner? 

I appreciate any help.

@Brad S. thank you brad this was solid advice. I believe once I gain more knowledge ill be more confident to approach an investor with a deal

@Joe Villeneuve I just feel like there could be more that I can contribute, maybe that's something I should ask whoever I decide to present the deal to, different investors have different needs.. Thank you!

Alright. Let me try to explain this as best as I can...

To all investors, if someone was to bring you a deal and says "Hey, I would like to partner with you on this deal because I do not have money or experience (finding contractors, reading estimates, and supervising the flip, etc.) but I have a deal and I can show you numbers" is that enough for you to be a 50% partner with the deal finder considering that you're putting in the money and doing most of the work? Would you not accept the deal? or would you cut him in at lets say 25%? What value can a new investor bring besides the deal?

I hope my question is clear. Please feel free to ask me to elaborate more if not. Thank You!!

@Andrew Freed I totally respect that and I totally understand. I'm sure 95% of the investors here will say the same thing. I can make excuses (I never flipped a property, therefore no investor will work with me, so why try?), I could lie and say I did or believe in myself, gain as much knowledge as possible and work hard and hope someone else will. That's like saying "you never closed a deal, why should I trust you to look for a home with me or list my house for sale with you?" Not all personal trainers are fit, and not every barber has their hair on point, no brand new surgeon opened up a heart before. It does not make them worse than others, their hustle is what matters. Besides, who trusts their agent 100%, I wouldn't say yes to deal before putting the numbers together myself just because my realtor flipped 6 properties this year. But yes, in the meantime I'm working on gaining all the knowledge from books, webinars and other investors and realtors. :)

@James Hamling My day is scheduled pretty good, it all comes down to how much time I have during the day for I also own a small business that requires me to have a work schedule. some days my business doesn't need attention and I have plenty of time to do RE work, some days I don't have any time to do any RE work. But yes, I try to schedule my day accordingly. I am a hustler now, I need to do more than one thing at the same time, I will take your advice and try to structure my day better that way both businesses are not overlapping and if they do, I just have to do what I have to do and juggle. I know when I'm overworking myself and know how to slow down. thank you for the advice. really helpful.. KEEP EM COMING PLEASE :)

@Brian Miller having an investment property under my built will give me a lot of knowledge that I will need to work for investors, for now, I just need to gain the rest of the knowledge from books and networking. thank you!!
