@Brian Miller Thank you so much for the advice! I definitely got a lot more to learn and best way like you said is to join a team. I don't see me splitting my commission as a loss, you gotta pay to play and experience is worth the price. I will consider this advice!

@James Hamling i spend about close to 4-5 uninterrupted hours a day searching the MLS and try to analyze anything that is a good deal, some days I analyze 6, some days 20, depending on the area and if there is any new listings that have been added over night. I'm just trying to stay consistent and get the momentum going :)

this hit hard. Not the lazy part, I gotta give it to retail agents, they do work very hard and they are not lazy, they're up early and go to bed late. It's the adrenaline junky part that spoke to me. I like fast work environment, and REI agent life is that, fast, straight to the point and if there is a no or a yes, you're back at it again looking for more. you're not waiting for offers, you're not waiting for more inventory on the market, you're constantly moving and looking for deals and investors. I hope i'm making sense

@Shawn Mcenteer I agree, but here is the thing, I am not committed and consistent with working with seller and buyers but I love looking for deals and analyzing, I enjoy talking to investors and pick their brain and see what they do, how they do it and what their goal is and enjoying that makes me work harder and be more focused. I wasn't trying to stop working for buyers and seller because I'm not getting a deal, it's 100% my doing. I'm just more passionate about investing and working with investors and I believe I can bring more value to investors than to the other side.

@Bob Stevens I look through probably about 500-600 properties a day but I don't analyze all of them, I guess I should've said "I analyze 20 a day" but that number grows everyday. I also own a small business so my time is kid of tight, if its an all day thing, I'd be analyzing way more :)

@George Munoz Oh I meant that he answers any questions I have about working with investors and what they look for and how he finds them, etc. he is more than happy to answer any personal questions or give advice when I ask for it. I do need to get into the world and I'm slowly getting there. Thank you!!

@Nate Sanow Great advice. I will increase my networking and knowledge power. As far as loyalty, I get what you're saying, I am planning on having multiple investors to work with and I do get the fact that it's just business and nothing personal, at the end of the day, the investor cares about the deal no matter who it comes from.
