Antique white from Sears. Sears never change their paint, I can always go back and get the same paint. Inexpensive for good quality paint.

Colin,

You get can get HD coupons by opening a HD credit card. From time to time, they will mail you coupons. I'm sure Lowes would be the same way. It's also a good way to track your expenses. I only charge property expenses to this card. The HD gives you monthly statements and list all the items you bought at HD which is great!

Over the weekend I was up in the attic and figured out where they were coming in from and sealed the area with steel. I vacuumed the droppings the best I could. I like to spray down the insulation with some Bioshield Decontaminant, but having a hard time finding a product to use. So far I found Natures Miracle and Odoban. Can you guys recommend any product? This problem only exist during the winter months, hopefully they won't be coming back this winter.

Depends on who your clients are. In some cultures, it's bad luck to live by a grave yard or even with a house number with 444, cause it means to die. In San Francisco, they got past the 444, cause there is such a low inventory of housing.

If you can't drive by it, then it's to far. No one will care more about your property then you.

Richard is right on. I'm an agent and a landlord, who is hands on. Besides running numbers on a property, I can tell how much work it needs and estimate how much it will cost and how long it will take to get the place rented. Working with someone who is in the business, you can gain valuable information.

I'm young and trying to build wealth. So I do majority of the work. I try to save whenever I can. Eventually, I will pay someone to do my yard work when I don't have the time to do it myself. Right now I have plenty of time and don't mind getting my nails dirty. Most repair work is not difficult, just requires some labor and reading.

Since it's a condo, your most likely paying HOA. Find out what your HOA covers, it might inlcude garabage and water.

I leave it on. You might be showing the place in the evening when you need to turn the light on. Or need the power to do some minor repairs. Some people might want to turn the water on to see how the pressure is.

I have my real estate license. Best thing I ever did, 3% commission on a 800K property is a lot of money. I don't consider myself a successful sales person, only transaction I've done has been my own. If your goal is to do your own transaction, you can pay a realtor a small fee to fillout the paperwork.
