Hi everyone, I'm Josh, 31 years old, live just outside of St. Louis, MO in the suburb of Collinsville, IL (about 20 minutes east of the "big city").  Have a dozen properties, mostly single family homes (one duplex, two townhomes) all self-managed at the moment.  Buy/rehab/rent strategy. I would really like to connect with some fellow BP members, possibly partner on some deals, as I'm tired of working alone and enjoy brainstorming with others.   If you're in the area, please reach out.  I'm torn as to whether I want to continue building my portfolio or venture into an entirely different career.  I look forward to connecting!

My only "experience" is reading his book, "Buy and Rent Foreclosures..." and it is exceptional.  It does upsell some of his forms (contractor checklist, lease, etc) but the vast majority of the book is solid gold information.  He is a buy/rehab/refi/rent investor, and his strategy depends largely on purchasing with cash.  He rents almost exclusively section 8 or college town, but the information is applicable to most buy and hold strategies.  I highly recommend his book, but I can't speak for any of his other products/programs.

I use Kindle on my phone, which can sync books with cell phone coverage regardless of wi-fi availability.  This opens you up to every kindle book available on Amazon.  I also download podcasts to listen to at later times.
