I would also look to post it to craigslist also. This has been a great source for me on both sides (buying/selling) and think you could gain some rapport through craigslist IMO.

Perhaps attending one of your local REIA meetings. Or I've noticed than when I mention what I do in a conversation it seems sometimes people are doing the same things as well, this could lead you to finding a mentor. i.e I work at Fedex part time I always network at the counter and tell customers what I do if we start talking the customer just so happened to have done what I was trying to do in real estates and is a multi millionaire and he has helped me some what and offered his advice and counseling anytime I've requested. So it might just happen one day for you. NETWORK.

I think this is excellent. You learn way more from your failures than you do your successes. I would love to read failure stories because you may be getting ready to make the same mistakes then happen to read it on a forum and avoid those mistakes. You defiantly learn every time more from mistakes. I think adding this category would only make BP a stronger asset than it already is by assisting users to be able to several post about the 'do nots' of real estate. Great idea!!!

Good luck with this purchase! Are the any units that are ready to be rented as soon as you close? If so it could provide some cash flow for the bills whiles your rehabbing. Best of luck keep us updated!

Mike, i'm currently in the same situation as you wandering if I can take position of the property in probate? The seller is claiming the title is in him name but he is not knowledgeable at all so I can't really believe what he is saying. I am interested to hear more from the post in regards to probate matters. I am wondering if you can take possession of a property while it is in probate if its in the sellers name (is that even possible) if not I was looking to write an option to buy contract and the close date be after the probate.

I've had a a property fall on my lap that is in probate. The gentleman's brother died and inherited his property. The property is currently in probate for 4 months. Can I take possession of this property during the probate period or should a write a option contract to lock up the property until the end of the 4 month period? Thanks for your time!

IMO $100 cash flow is a little low maybe with the down payment money you have look into a multi family which well cash flow a little better and be easier on you when vacancies arrive. Hope this helps!

I've had a deal that landed on my lap through a co-worker at work.
Long story short a friend of his brother died and the brother (my co-workers friend) was the only living heir of the owner of this property so he received the property. At first I believe the state took ownership of the property but now once notified of the owner's death the brother got a lawyer and got the house. Now he is trying to sell the house to me which is a good deal but he states that the money will go into escrow for 4 months to see if any of creditors come after the house or it he owed anyone any money.
My question is can I take ownership of this property now? Does the money being held in escrow have anything to do with me? If the title search comes back clean is it ok to move forward? The seller has agreed to provide me with some owner finance terms and I will be fixing/flipping the property? I am about to contact a real estate lawyer on any questions that I should ask her that I didn't name? Thanks!!
