Hi all-  I have a prospective possible listing for a owner who is 7 months in default as of March after her husband died and tried to do a remod and it failed. Now she is trying to sell the home , house has a loan balance of 278k and market price value is 330k so she will gain some equity.  How do I approach this so I can list to sell.  I know it does not qualify for short sale as the loan balance is not under water to the market price.  I am a newbie agent that just started to explore real estate parttime.  Please advise how to proceed.  Thank you all for the great help.

Hi all great converstation, since mobile home does not fetch much rent flow and depreciated in value, why would investor still persue it. If you had to line-up between property types for the greatest benefit for rent income flow and appreciation value how would you line-up from the best to the least- SFH/ Multi-family/apartments/Condos/Mobile homes/Vacation homes/ Air BnB- Thanks

I should have obtained secured funds and then given her the key.  But I was in crunch of time having being out of town and back to lend her the key and her being a Teacher I kind of trusted her.  Its a learning lesson.

Hi All if a tenant in Maryland that signed a 1 year lease contract paid the deposit and half month rent and moves in but her check bounced and I have received not a penny in payments. Do I have to seek legal eviction process or can I bar her from entering the unit and remove her stuff and place at the curb. I believed her to allow her to move in being a teacher and she keeps postponing every week saying she will pay and I have collected no money from her. Please advise.  Thanks

Thanks Jim, for the reassurace do county site provides the info for a fee or free.  I was assuming a source list from sites like zbuyer would have been an easy reliable process as per input from investor in BP

Thank You Thomas.  Great insight.  Do have any checklist or steps that could guide me through as I am new to wholesaling business.  I have a few 2-3 rentals and do property management and just got Licensed as a Real Estate agent.   But like to hit the ground for the wholesaling business and have the process but need the nuts n bolts for driving the leads to the pipeline and then do marketing campaign to fish prospective motivated sellers.

Hi Micheal,  And Monika and others  please provide feedback post-training on the effectiveness of the training and how it made a difference compared to other training program.  But one thing for sure cody just makes one smile and crack u up because he brings lots comic in training than the old boredom straight raw talk.

Hi Roger Bickley I know cody does sound very effective in his talk but want your feedback have u used it for a while and is it effective to teach the secrets ins n outs of wholesaling than any other mentor.  Thank you for your feedback

Thanks John for the response and good approach to free up money for down payments. If the payback payment higher and not  getting cashflow and one has good equity then u can cash out upto to 70% to payback to loan as long as 30% equity is build in for investment property?
