Pick an area you want to own 4 properties in and start dropping off postcards that say "I buy houses" then put signs on the poles at intersections that say the same.

then get prepaid to act, how fast can you close.  Have an escrow Closing company ready for your deals have financing  at the ready.   Try and think of every thing needed to take advantage of a once in a life time deal, and when it comes a long close it.

Great lead..... how do we locate deals like this? Is the play just to by the nonperforming asset or will that show up on the market as REO?

Fellow BP investors, spring has sprung and we all need deals.  We made a commitment to putting 15 homes under contract in November and December and it has paid off big time for us.  3 deals closed 4 getting ready to start and 5 other contracts still going waiting for short sale approval.

Well it's time to double down,  I'm starting today to work my farm.  This area I completed one deal in and have 2 others going.  It's a nonconforming area of older homes on 6,000 to 75,000 Sq ft lots.  

What are we going to do, why would a seller sell in the next 3 months?  Help me figure out what the sellers need to say yes.  

I love these type of leads by the way, no compiatition just one on one with you and a seller that wants out.  Like music to my ears!

Don't close..... send over a continuation of time addendum remind them if your getting a loan how much they will have to pay if you loss your loan rate lock......

I pay $45 per mo. for property radar and $28 per month for Rebo gateway by benuteach I found both as a referral from my title rep at first American title, our success is 95%.

To speak more to what I'm doneing, we are developing a "FARM" I do the same type of drive for dollars type of thing only I want people to be living in the home.   Then I will drop yellow notes, direct mail, postcards, anything I can come up with to get a response .  This is my plan to not have to compete with so many other buyers.

The exclusive seller is what I'm looking for, the more distressed the property is the better. My thinking is if its that hammered and the sellers perception is they have no choices but me..... well that will be a great negotiation!

I would consider looking into subscription services like Rebo Gateway or Property Radar we use them for everything send a letter and ask to forward it to new address

Good luck on all of this. ...... don't give up. The building departments of most city's and county's can be rough on newbies.  I would recommend you ask the building inspector to come out to your site and take a look at it.  I have no experience in redding  but start there.  A senior inspector should be able tell you if the place will be approvable.

As for subdivision of property ask your building department if they have a referral for you to some one that they like.

I recommend you also get a tripod and several drop lights and connect your camera to your computer this will allow you to set up the shot.  Its all in the set up..... i have orderedpriofesuonal photographs and watched then set up the shots and you definitely see the difforance.

If you take the time to do this over time you will have 10 goto shots and on each home find 20 new shots.  Focus on getting at least 10 great shots and fill the listing with 20 others.  

Sydicated sites will use your listing first if you have more pictures. I would also recommend uploading directly to the Sydicated sites 5 days before you put the listing in the MLS and put your contact info on the bottom of the primary picture. This will allow people not affiliated with an agent to call you directly.

Post: Working a "farm" for deals

I work in Southern California more spicificly Riverside County.  I have a very extensive real estate sales background and understand the use of a farm very well.  

I guess I'm wondering how many of you full time investors/wholesalers use a direct marketing program or skip trace software to access potential sellers.

For any of you that are going directly to your farm what have you been most suprised about.  What kinds of nitch sellers have you seen to most, and what or how has your message changed to access this nitch.

I spend most of my direct marketing time in my farm looking for a spicific distressed property.  It's almost always the worst condition property on the street with multiple levels of obsilensence in the floor plan or bedroom / bathroom count with illegal rooms or garage conversions the bigger the disaster the better.

In the last few of years it's been short sale or properties in default with equity.  These properties are still out there and I find a few every week in my buying area.  

If anyone is interested I would be happy to talk more about how I do it, but for now I would love to hear what else is going on out there.  Don't you love this business!!!!
