Part A: I think of it as I have to raise rents each year to keep up with costs increases (mainly inflation).  I do not see it as greedy.  If you raise them too much you will loose tenants too low and you will not keep up with rising costs and your unit suffers.  Supply/demand blah blah blah.

Part B: I would weight the cost of not keeping up with increasing prices to the peace of mind of having good tenants.  Seems like you are leaning towards keeping the tenants, I would be sure to explain this to the tenants, normally you increase rent each year to keep up with rising costs (use an example like cost of milk or eggs in the grocery store or something) but since they are such good tenants you are going to skip this year.  I don't feel like nickel and diming good tenants each year is necessary but I would get another year lease signed by them.  They should expect you to bring this up.

I am trying this out as well since my tenants are mostly students. They like the online options rather than writing a check which is good since I rather do that then chase down rent.

There is also a feature where you can send out a request for payment and remind them. This request goes right to their phone then in a few clicks they can pay rent. I sent out rent reminders anyways to the students so this is not a big deal for me, now if they only had a reoccurring reminder option to send it out automatically each month.

If you think they are building the wall on your property you can hire a licenced surveyor to define the property line. The developer will have a surveyor too so you could have different opinions. If you want some recommendations on who you could talk to in the area PM me. I don't do this type of work anymore but still have plentyof c.

My wife's grandfather invested in a medical building as well as aparking structure right next to it. Great location, close to tthe hospital and the Metro Link here in LA. I don't know all the details but I know he partnered with the doctors that are now the Maybe

Looks like there will be a good turnout. My name is Chad Ballard I am a civil engineer by profession, my current work is in larger scale flood modeling but have done land development work in the past.

Take everything with a grain of salt since I am not a lawyer and do not have property in CA but out of state.

I don't think that $100 is that high you are looking at just under $100 per day in rent but what is strange is that it is per day. Usually you have a lesser per day charge with a great initial fee to incentivize your tenants to pay on time.

Where did you get the contract from?

Also how long have they been tenants and have they always paid on time? Are they now current?

Weekends do not really matter to me. My tenants have a number of different ways to pay no matter what they day of the week. No grace period that I know of in CA.
