@Michael Ealy biggest thing I’ve learned is that it’s all on you. Your success is determined by your own effort. If you want to grow, you put in the work. No one is running after you with favorable deals and babying you all the way through closing.

@Bell Rosario the quickest way to get in,, given our market, would be to find a team of investors. Unsurprisingly, the NY market is red hot and with Amazon’s announcement, that isn’t likely to change. Save. Save. Save. Increase your income and stay glued to the market. Finding a fixer upper and putting in the work to bring it up to market value would be the direction I would go. Additionally, I would also look out of state for more reasonable home prices. Hope this helps.

@Joshua D. Do you need to do anymore repairs to get to the ARV? If not, I would consider keeping the property and using the equity to fund the next project.

@Al Norman If they aren’t repairs that need to be addressed immediately, I would be leery of borrowing more money on this one. The monthly cash flow looks a little low and borrowing more simply cuts into it.

@Nathaniel Porter BRRR is a great strategy, but ensure you have a team in place first. Like all of realestate, it takes quite a bit of upfront research before things are moving smoothly.

@Maria Amaro this sounds like a personal matter for the buyers and you aren‘t runnIng a charIty. They understood what their credit scores were long ago in the process and you shouldn’t be inconvenienced for any of this. In terms of earnest money, you need to go over the contract and see where you stand.
