Hi,  I just received a call from a yellow letter campaign that I did in Memphis.  It is a tired landlord who is absentee but lives in Memphis.  The property is vacant.  I don't live anywhere near Tennessee.  He said he would be happy to 'show me' the property.  I was wondering if any of you virtual wholesalers could tell me how to handle 'viewing' the property and how you would go about showing it to buyers.

@Christopher Andujar @Jacob Michaels

Thanks for the encouragement. I have to work virtually, since I live overseas. My biggest hang-up is how to show the property.  In this thread, partnering up with either agents or property managers has been mentioned.  I was wondering what kind of arrangement you should inquire about when starting out.

Any information about how to show properties when working virtually will be so appreciated.  I also bought Chris Chico's course and this is (maddeningly) fairly glossed over, which seems like a big oversight for a flipping virtually course.  I do appreciate a lot of the information in it though.

@Bill Gulley

I myself am worried that wholesaling might be illegal or unethical, mostly because people like you say that it is. But here on BiggerPockets and on countless podcasts and YouTube videos there are testimonials and accounts of people who have done it. I really don't think all of them are fake or staged.

Of course the gurus would have nothing to gain by interviewing people who ended up in jail or with a misdemeanor on their record. But that's what BiggerPockets is for.

By all means if you have tried wholesaling and ended up in trouble with the law then you should post your story here so we don't all make them same mistake

The fact is though that people are not posting those stories. I think once I heard a second-hand story about some guy in Ohio who got in trouble. That's it. Also, if it is unethical to wholesale, then please say why. Also Bill mentioned that there is an ethical way to do it. Could you tell us?

I just want to share with you guys my process as a new wholesaler in Memphis. This morning I got my first two people on my cash buyers list and I feel like I've just climbed Mount Everest!

My wife yesterday just had to deal with some awful stuff in her office at work. And, more than ever, I feel like I have to make this work.

I bought an old Chris Chico program and it's pretty good, except that it's outdated and has primarily things that I basically knew already. Also, it has giant gaps. Still it's nice to have a blueprint.

I followed his advice to download a list of cash buyers and used his instructions to process the list. I used click2mail, even though Chris’s instructions were way outdated and didn't work anymore. I changed a lot of Chris’s text because I thought it was quite silly. Maybe I was wrong to do that, but it's my brand that's going out and I need to live with it

So far my response rate has been quite dismal. Still, my first call was really reassuring. The guy was really humble and kind. He has bought a few houses and is looking to buy some more. He was as specific as he could be about what he wants. None of my fears came true, like being called out for being a newbie and not knowing anything. I'm really excited to try to find him a deal

The other call was not quite as I expected. It seems like she's a high-flying broker, and the conversation didn't follow my script at all. In fact I didn't even get her email address! But she sounds like a great person to know.

The other call I got was actually one of those calls where the message sounds like it's coming from someone's pocket. Somehow she got my number but didn't realize she dialled. I called her back, but no answer.

So, I basically have like one and a half buyers on my list. To some this may sound pretty sad, but to me it feels great because I know that I took action and it actually worked. I'm one step closer to my goal.

To get that one and a half buyers took me a lot of fiddling and hours and hours of work. But now I know how to do it and it will be easier from now on.

There was a ton of fear about it that I had to work through. I often felt like I was doing something ridiculous, like I should just stop being a dreamer. I know I’ll get that feeling again, but I'm gonna to just put one foot in front of the other.

If you want to be the second or third person on my list, you're welcome to contact me. I'm hoping that there is somebody out there who's really experienced that feels like they have the time and the energy to give me some advice as well as be one of my buyers.

I hope my posts can provide a little perspective to other people starting out.

I didn't get much response to this . So I thought I would  try again .  Do you think it's possible  to do a marketing campaign  and wholesale  properties  from another country ?  What might the problems be?  Like for example how would I show the house to someone? Do you think it's possible to close on the phone and get a contract signed and to the title company? I'd love to hear some ideas.

Hello, I am looking for a wholesaler who has a proven track record of negotiating and closing deals (or a recommendation for such a person) who would be willing to partner with me. I want to focus on the leads generation side of my business while working with someone more experienced than me who could answer some questions along the way. I will only need moderate hand-holding as I have already started a marketing campaign in a different city.  I am very excited to hear from some folks and get started!

Here it is recorded.  I'd love honest feedback.

Hi everyone ,

I've already sent out some mailers, so I need to get a voicemail message up quick!  READY AIM FIRE!  What do you think of this?

Hello, you've reached Ryan DeLange. I'm sorry I've missed your call. You're likely calling about selling a home, so I want to let you know a couple of things. I'm not a real estate agent, so you won't have to pay any agent fees. You'll be paid cash, which can certainly make things easier. And, finally, you don't need to do any repairs, because I'll buy your home in 'as is' condition. So, please leave a brief message and I'll be happy to call you back as soon as I can.

Oh, and also, if anyone in Tucson is looking to buy a wholesale deal in Tucson, let me know.  The downside is that I'm inexperienced and might not close a deal, but the upside is that you could be the first on my list!
