I'm curious as to whether or not there are any young landlords out there, working it in Baltimore. I have been to numerous meet ups and always come across landlords who are mostly way past their 20's. So it made me curious if there are any out there. I know there are but where are you all hiding?
It would be cool to connect with individuals that are my age and like minded. Very hard to come by. If there is a small supply of under 25 year of age landlords in Baltimore, then I could be one of the biggest under 25 years of age landlords in the area and not know it! lol (winner by default).
So come on out of the wood works. I know yall are out there!

Hey BPer's,
I have another property under contract, this one was a little different then I am used to.
Generally I would use a RE agent and closing would usually take a few weeks/months at most. This time I decided to cut out the RE agent partly because she wasn't bringing good deals and I didn't want to pay the $395 broker fee anymore.
So I used a wholesaler, it was a COMPLETELY different experience. I received an email from him at 8pm checked it out at 9pm and we had an agreement by 10 am the next morning. Set to close in a week or so. This was so completely out of the ordinary, I had no idea it would move that fast. I like fast, but man seemed like I was jumping in to quickly, since everything happened so rapidly.
Not sure I know where I am going with this, guess I just wanted to vent, because I feel like I did something wrong by the process moving so fast, I didn't have enough time to digest everything, as far as my eyes could see it looks to be a good deal.
*caveat, I also had no idea how much a wholesaler makes on a sale, they will be making 8k on this deal...definitely gave me an nudge to start looking into wholesaling I had never considered it before.

Great ROI if you stomach more hassle.

@Amir Saeed Quick answer to your question is. No. They will not be looking for that. They are there just to look at the surface. They won't be going up in your attic.
If you have any questions, I'm pretty familiar with Baltimore section 8 inspections. Just let me know.

Whether its your first, second, third. You will have to go for it eventually if that interests you. Why not take the opportunity and learn the ropes sooner then later. That's almost all I have and I like it a lot.

@Christopher Oliver come out to Baltimore instead. Much closer and the returns are better I believe.

So not sure if anyone mentioned it, because I did not read all the responses. But I was raised in England. My great grandmother was 100% old school English. I wrote in red ink one time and she yelled at me telling me that red ink was only to announce death. It's all about customs. You didn't understand hers and she didn't understand yours. Would you go and post on a forum if someone of an Arab background got mad at you because you showed them the bottom of your feet? Everyone has their reasons for doing what they do, even if it doesn't make sense sometimes. It's nothing personal.
