Just received a quote for an Umbrella policy, and after doing so became curious how much other investors and spending on theirs. So If you don't mind me asking what are you paying and does it give you piece of mind?

Congrats man, I'm all about doing the work yourself. Carpet and Roofing are about the only two things I have not done when it comes to renovations (havnen't had the opportunity yet, bitter sweet). The idea of roofing though sort of makes me tired just thinking of doing it. Did you do it by yourself or did you have help when you did the roof?

haha I love it, about how you said "Old car, homeless construction painter plumber clothes." I dress the same why about 75% of the time lately and ALWAYS at my sites. I like to do it because people really do treat you differently and it helps to keep me humble. I find it funny at times because I dress like a homeless person driving a 1994 Mazda pickup then go home to change into a suit and Mercedes. I don't think my neighbors understand quite yet lol.

I have never found a HD gift card for 20% off the best I have found is 9%.
I am a die hard Lowes Fan. I used to go to HD a lot in Oklahoma. Then I got orders to Maryland and I have yet to find a HD that doesn't try to get out of honoring the military discount so I stuck to Lowes since they have never given me a problem. I also like their Lowes card which keeps track of all transactions. Makes it easy come tax season.

Good Evening Everyone!
Just a random question. When you show a house what if your choice of route?
I.E. Living room, kitchen basement upstairs or Living room, upstairs, Kitchen, then basement. Or any other sort of variety.
What route do you usually find yourself taking and what is your logic behind it?

I'm on the other spectrum of this forum. I don't mind going into the bad areas. Some people would run from the some of the areas I'm in but I don't mind it. I manage myself but after renovations are done I don't think it would be too hard for a property manager to take care of with the owner being out of state.
