HI Laura,

You should start attending REIAs. The closest to you is probably Mike Hurney's meet-up on the North Shore but there is also the Chelmsford REIA, Black Diamond (my favorite) and the Boston group. In my experience that is the best way to do it. Start hanging with people in those circles. You can also leverage the successes you with your previous deals to attract money etc. Wholesalers hate it when buyers can't close so prove that you can. You can also post a marketplace ad on BP every few days. You should get a response with that as well.

I know inventory has been very low in Lynnfield and surrounds. I am based in Winchester and I can tell you that anything that seems like a deal is snapped up quickly. I am actually very surprised you were able to find anything where the numbers worked through an agent. They usually are working on the MLS which has not been ripe with deals of late.

Your business model also seems like it might be difficult to get any type of cash flow in Lynnfield.  I am sure it can work in Portsmouth.  But if it works for you keep doing it.

Welcome @Joe Languirand

You should start by reading the Ultimate Beginner's Guide. Then make sure to set up keyword alerts for geographies and topics that interest you.  After that listen to all the podcasts. 

If you have a question it is a good idea to search the forums before starting a new thread. Most questions have been asked many times. 

You should pick 2-3 REIAs. The Black Diamond event in Waltham/Worcester is a good one as well as the Chelmsford REIA.

Attend them and learn as much as possible.

I am fairly certain you can buy the list of all apartment complexes in a given zip from Corelogic.

I am an attorney broker in Winchester MA. I have been doing real estate as an broker/investor full-time for 2 years. I work at an investor-friendly brokerage, AA Premier Properties, LLC. The managing broker is Nick Aalerud a very experienced investor based in Eastern MA. Several other BP members also have their licenses there.

I am experienced with lease options, wholesales and traditional sales. I also have familiarity with rehabs, buy and hold, subject-tos, JVs with sellers, credit improvement, wrap-mortgages, installment sales, master leases, notes etc.

I am looking for a partner who is also an agent but who has experience as or aspirations of becoming an investor and who would like to build a brokerage team. I would like to partner for many reasons including splitting costs of marketing etc., mitigating risk, leverage to serve more clients etc.

I want to focus marketing on sellers as well as investor-buyers, generally retail buyers and tenant buyer leads are natural off-shoots of this strategy.
