Hello agents/investors!

I am an attorney broker in Winchester MA. I have been doing real estate as a broker/investor full-time for 2 years. I work at an investor-friendly brokerage, AA Premier Properties, LLC. The managing broker is Nick Aalerud, a very experienced investor based in Eastern MA. Several other BP members also have their licenses there.

 I have done lease options, wholesales and traditional sales. I also have familiarity with rehabs, buy and hold, subject-tos, JVs with sellers, credit improvement, wrap-mortgages, installment sales, master leases, notes etc.

I am looking for a partner who is also an agent but who has experience as or aspirations of becoming an investor and who would like to build a brokerage team. I would like to partner for many reasons including splitting costs of marketing etc., mitigating risk, leverage to serve more clients etc.

I want to focus marketing on sellers as well as investor-buyers, generally retail buyers and tenant buyer leads are natural off-shoots of this strategy.

Welcome @Matthew Rubsamen!

You will find a wealth of knowledge on this site.  I suggest you start with the UBG as well as the podcasts.  You should also set keyword alerts for topics and geographies that interest you.  

Finally, choose 2-3 REIAs and start attending meetings regularly.  Tell everyone you meet what you do.

You would probably have better success with more details. For instance, where in MA are you looking to invest?  What are you looking to do?  What do yo have experience doing?  Do you want a money partner or something else?

This property is listed on MLS and is not my listing. It's a house-hack opportunity that will need a rehab loan

It doesn't appear to be a hard rehab.  

My estimated costs (buyer needs to do own due diligence of course)

Acquisition: $350K
Repair: $50-60K 
Rents:  Market rents in the area are $2100+ for 3 bed units.  

Built in the 60s.  

If you're interested, please contact me ASAP.  This one will not last.

Great job finding a possible deal. I admire your hustle. 

I like to be very straight forward with Sellers and tell them exactly what I am going to do. "Mr. Seller I think I can find you a buyer. I am going to market the property for x dollars and in exchange I will make y dollars.  Is that ok with you?"  

Contract wise you just need to say Rich Hupper or assigns as the buyer for a normal offer contract. Alternatively you can use an option to lock it up while you find a buyer. 

I prefer using an option but it doesn't matter. 

You will also need an assignment contract to get your wholesale fee. 

I would find an investor-friendly attorney to get the contracts. I think @Justin Silverio put Mass specific forms on BP.
