Hi Matt,

Well, if you have added enough equity to the 2-family fixer it should appraise for substantially more, no?  Did you buy it such that you will be able to cash-out enough to put down a down payment and cover your expenses? 

No money down and bought all cash are very different. Bought all cash usually means it is a fixer and the buyer is using hard/private money to buy, fix, and then refi in the short term to a conventional mortgage.  It works if you BUY RIGHT!!!  

You have to be buying well-below market value and forcing appreciation with the fixes or else that dog don't hunt :)

This is a great place to get your questions answered. I would suggest starting with the Ultimate Beginner's Guide and the No Money Down book. You should also listen to the podcasts. 

You should also attend two REIAs regularly. Mike Hurney runs one you can also attend Black Diamond in Waltham and/or the NEREIA in Chelmsford. 

As far as 3 families for less than $500K they can definitely be found but it depends on where you are willing to owner-occupy.  Places like Lowell and Methuen have many options and you can also find them in Lynn, Revere, Everett and Malden. 

I am a broker in Winchester and have helped several clients do the same thing you are trying to do. I have access to deals on and off the MLS.

Katherine,

Yes, you should go through the listing agent to set up a showing.  You should also make a list of questions you have.  In my experience most agents will not be able to answer all of your questions so you should try to get everything down in an email.  That way you can make sure you get all the relevant information.

Welcome Cheng!

You will find that this is a great place to learn about all aspects of REI. I suggest reading the Ultimate Beginner's Guide and any of the other free books available.

Also, make sure you listen to all of the BP Podcasts and set your keyword alerts for cities and topics you are interested in.

Finally, make sure you start attending your local REIA(s). I would suggest going to at least 2 a month. 4 is better.
