I think the most important thing is to surround yourself with like-minded people as much as possible.  Get an idea of what type of investing you want to start with and then find investors doing that.  Just ask if you can take them to coffee or lunch and pick their brains.  Most will agree to it.  

Beyond just making contacts, most groups will allow you to introduce yourself to the room.  That is a great time to let everyone know you are a beginner, what you are interested in and then volunteer your services to more experienced investors.  You'll be surprised at how many will take you up on it..

You will find that this is a great place to learn.  I would start with the Ultimate Beginner's Guide.  Next, listen to all the BP podcasts. 

Finally, choose 2-3 REIAs and start attending them regularly.  This is the most important and also the one people have an issue with.

Welcome aboard!

You'll find that BP is a great place to learn.  Start with the Ultimate Beginner's Guide and then listen to all of the podcasts.  You should also set keyword results for topics and locations you are interested in.

Finally, and most importantly, find 3-4 local REIAs and go to each of them monthly.  Networking can be difficult for some people but it will help you the most.

Welcome aboard! BP is a great place to learn about all aspects of REI.

I suggest reading the Ultimate Beginner's Guide for a good overview then listen to the podcasts. 

Most importantly go network with people who are doing what you want to do at local REIA events.

One clarification, FHA is not Massachusetts specific.

are absolutely correct.  Not saying you can't find a deal on Loopnet but you will have a much better response networking with area commercial brokers and direct mailing eviction lists.  Commercial brokers literally spend their entire day calling apartment owners, going to lunch etc. so if you build relationships with them they are more likely to let you know when a good deal is coming.

It means I am focused on helping rehabbers and buy and hold investors find properties for commissions and assignment fees for wholesale deals rather than doing rehabs and buy and holds myself.

Welcome to the site!

Not to rain on your parade but effective wholesaling is expensive. It will either cost you $$ or time and if you have a full-time job I am guessing you don't have the time. 

My suggestion would be to try to get on more stable financial footing before jumping in. There are low $$$ ways to find leads but they tend to take a lot of time. 

I would suggest possibly seeking out some wholesalers and asking them how you might be able to help them part-time.

BP is a great place to learn.  I suggest starting by reading the Ultimate Beginner's Guide as well as J. Scott's excellent books on flipping and estimating rehab costs.

You should listen to all the BP podcasts and set up keyword alerts for topics you are interested in.  Spend some time searching the forums as well.

Lastly, find 2-3 REIAs and start going to them monthly.  Networking can be time-consuming but is also the most beneficial activity when you are getting started.  Meeting other-likeminded people is a very powerful thing.
