The webinars are a great place to start. I also suggest that you listen to all the BP podcasts and also check out the Ultimate Beginner's Guide for a good overview of all types of REI.

You should definitely set your keywords for topics and geographies that interest you as well.

Finally, find 2-3 REIAs near you and attend them every month. It's always great to hang out with people who share the same interests as you. If you are able, the Black Diamond REIA in Waltham/Worcester is a great meeting although pretty far from Norton.

This is a great place to learn.  Definitely check out the Ultimate Beginner's Guide and listen to all the podcasts.  The Book on Flipping Houses and The Book on Estimating Rehab Costs are also very good sources of information.  You should check them out.

I think the most important thing is talking to everyone about your aspirations as well as attending REIAs in the area.  I would definitely check out the Black Diamond meeting which alternates monthly between Worcester and Waltham.  There are no sales pitches which is nice.

If you've been around for a while you probably know most of what I am going to say but here goes.  

You are not a beginner but you still might want to start with the Ultimate Beginner's Guide. It gives a good overview of all aspects of REI.

You are already listening to the podcasts so kudos to you.

Finally, I would start going to 1-2 REIAs each month and actively participating.  This will certainly help you to build your management portfolio and give you the inside track to other investment opportunities.

Hi guys,

There is definitely some good information on there but the title is a little misleading. You could spend all day if you used all the techniques in there. 

It's not a bad deal for only $97 so I would say it's worth it but like anything else, all the information can be found free elsewhwhere. You have to decide whether it is worth the money and time savings to not have to look for it.

Hi @Andy Much

You can look a few hours north in Brockton, Taunton, or Lynn. A little farther and there are still some oportunities in Chelsea, Dorchester and Revere. You could also go further still into Lowell, Methuen and even Fitchburg. Anothe plan may be to go south to Providence where I know a few investors are having success. 

In general, the multi-family market in Mass is getting overheated but make sure to be selective and that the numbers work in your favor and you will be ok.

I think Justin Silverio saved one that is Massachusetts specific. I most people don't do this but I feel compelled to tell you to have your attorney review it. That way, should anything go wrong, the attorney will have a stake in helping you will be able to let you know why certain terms are in there. Not so much the offer but the P&S. Many times the Seller will want to draft the P&S depending on motivation level and how savvy they are.

There are good cash flowing markets up there. Specifically Lowell, Methuen and Dracut. Fitchburg further west.

Hi @Mike O'Connor  

If you truly find good deals before others then you should have no problem finding partners or at least buyers for wholesale deals. In my experience most investors are more apt to pay you a $5-10K assignment fee than to partner with you if you have no money to contribute. 

I don't want to discourage you, but many times new investors think they are finding great deals but the numbers just don't work for rehabbers or even buy and holders. 

You should read up on the forums on how to compute a maximum allowable offer for a rehab or hold.  I warn you, judging a rehab budget can be tricky when starting out. 

By the way, I am assuming you are a new investor so if not I don't mean to insult you.

Welcome to BP!  You will find answers and insight into your questions in the general wholesaling forum as well as the local Massachusetts sub-forums. 

You should listen to the podcasts as many of them deal with wholesaling and specifically marketing. 

You will probably find, as many have, that consistent direct mail to a targeted list plus periodic follow-up is the best way to get deals. There are other, less expensive ways to go such as driving for dollars and Craigslist but, in my experience, these are much less profitable in a $/hr sense. Really, to make it wholesaling you will need at least $1K/month to get started.  In reality it is not a great no-money strategy because it can get expensive. 

I think a great way for noon ones to start is to get licensed or volunteer your time with an established investor where you can learn and then make wholesaling one tool in your arsenal instead of the main focus.  Remember the majority of sellers you meet will not want or be able to accept 70-80c on the dollar.  It can be frustrating but it's just how it goes.
