Yes, particularly direct mail to landlords going through evictions. I have found many of them to be highly motivated. The best part is that eviction data is usually available in most jurisdictions as public record. I pay a VA to pull the data for me and then direct mail to it. The response is very good.

HI @Dena Zeid, totally agree with @Jeff Bridges that HUBZU is not a great choice for your first purchase, especially out of state, unless you have a very good support network in the area.  Also, you do realize that the listed price is just the start of the auction, right?  It is likely to actually cost quite a bit more than the starting bid.  The starting bid is always set to look very attractive and garner interest.  Here, around Boston, many of the properties go for $100K more than the starting bid so keep that in mind.  The other thing is if you actually are able to get it for the starting bid I would be scared because you would expect a really great property to have a lot of interest.

In my experience it depends.  Some brokers will not share anything without proof of funds which is annoying.  If you are on the smaller side I have found that some landlords don't have the information.  Even in complexes that are 15-20 units this is sometimes the case which makes it difficult.

I would say you should ask for rent rolls and expenses for at least 3 years but you may not get it.  Also, make it clear you are not interested in pro formas and will only be offering based on actuals.

Welcome back!

Everyone on here is looking for off-market deals :) but if you want to make yourself indispensable to investors, myself included, be an expert at finding off-market deals for investors and either wholesale or bird dog them.  That's how many on here started, including myself.

I assume you have signed assignment contracts for the deals, right? If so, hire an attorney and first have them send a letter explaining that you will be forced to take legal action if he doesn't pay. Unfortunately, this is why you should at least get a sizable, non-refundable deposit with the signing of the assignment agreement. Also, going forward, you can give the assignment contract to the title company or closing attorney and they will put you on the HUD and cut a check at closing depending on the state and company.

Good luck.  It's unfortunate that people sometimes don't honor their agreements.

Maybe I am unfamiliar with the law in California but if I have a contract to purchase the property itcannot be sold out from under me while that contract is in effect. If it were the way you say it is a P&S would mean nothing.
