The podcasts are definitely a good start!  You should read the Ultimate Beginner's Guide as well as pretty much everything in the BP library.  I would also recommend choosing 1-2 REIAs a month and start attending them.

Some good ones are @Ann Bellamy and @Nick Aalerud's Black Diamond meet-up in Waltham/Worcester.  No charge for that and a great group of investors always.  

I also like @Justin Silverio's quarterly meet-up which also has no charge.

The NEREIA in Chelmsford is good but definitely a drive for you.

Agree with @Michael Le

But I would go one step further, figure out what you are willing to pay and offer 5-10% lower than that to start out.  You need to give yourself some wiggle room.

We are rehabbers, redevelopers, buy and holders from Woburn, MA. Have several projects going right now including a condo conversion in East Boston.  Would really like to sit down and have a conversation with you about your commercial background as we own some small apartment buildings and are always looking for opportunities.

I agree with the last poster.  You have to invest money or time, there's no other way to do it.  You should still have good options though.  I would suggest driving for dollars, door knocking, dialing for dollars, networking with attorneys/agents, attending REIAs, etc.  Then you can start with the active marketing once you do a deal or two and reinvest the profits.

That's how I started.

We're located in Mass and do some buy and hold and rehabs in Southern New Hampshire but I am unfamiliar with the Northern NH market.

We're always looking for opportunities, though.

We buy from wholesalers all the time.  It's completely buyer beware so you have to know how to analyze a deal but if they know how to analyze rehab costs and buy right they can be very good deals.

Welcome to BiggerPockets! Not sure what aspect of REI you are looking to get started with but this is a great place to start, regardless. I know a lot of people want to start out wholesaling because they perceive that it doesn't take any money to get started. This is true SORT OF. Do realize that you are either going to spend TIME or MONEY. If you have no time due to a day job, be prepared to spend money to find deals and if you have no money, be prepared to spend a lot of time looking for deals. It can definitely be done but it takes COMMITMENT and ACCOUNTABILITY!

Our best source of networking with wholesalers is to go to all the local REIAs and network with everyone.  Most REIAs I have gone to allow you to introduce yourself and what you're looking for.  We routinely do this and meet new wholesalers weekly.  Other ways are to search BP for wholesalers in your area.  I have made quite a few contacts that way as well.  

Another way is to Google "I buy houses" and similar keywords for your specific area.  Then call the numbers that come up and introduce yourself.

These are all good methods.
