@Mike Leng one great way to find smaller, honest str PMs is to get on Airbnb and check out the hosts in your area. See which one has a few units that they are managing and send them a message. I manage units for other people and that’s how many have contacted me. Str management is not for everyone and some people say “you can easily manage with tools” not everyone enjoys having constant contact with guests. I hope you find what you’re looking for!

@Boris Mordkovich fantastic, makes total sense and agree that the reporting tools available on Airbnb/smartbnb are not functional for multiple listings.

Are you familiar with air review? We use this to see how guests have reviewed others. Helps us understand if they are the “4 starts are great” kind of people or too picky, etc. Thanks for all the feedback!

@Boris Mordkovich great information Boris. I have been working on streamlining processes within my str business and know how time consuming just researching some of this stuff can be, so thanks for recapping. I’ve done a decent job with system automation but the one area I haven’t worked on is collecting guest data. Maybe is because I don’t see value in pushing out emails to guests? The large % of guests are one time guests and I imagine everyone these days has a ‘junk email’ where potencial email campaigns I would end up. Am I wrong to think that? Are you giving your data a different purpose? I know the value of a companies lies in its data but I feel like I’m missing something.

@Lisa Poulsen do you have time to manage guest communication 24/7? What’s your real estate strategy? I always suggest self managing only if you plan to have one or two and have enough time to spare for the communications and to learn all the systems that can help out to have it perform to your standards.

If you want to have multiple and your real estate strategy is something else or you are busy and working with people is not your forte, hire a management company. What many don’t realize is that having a str management company can significantly increase your profits as opposed to self managing because there is software and an expert driving the pricing and maximizing your space. Short term rentals are far from being passive, they are very hands on so think about your level of comfort and timing constraints.
