With the huge price appreciation over the past 2 years, seems people are over paying and counting on rents continuing to rise, what metrics can I use to get into deals and still be conservative? (only 18 monthhs ago average price was 7 -10 times current rent, now I see 12 - 18 times current rent, I know this is only one out of many factors but still)

That is one risk to take into account, on the the other hand if inflation causes interest rates to rise, it is likely that rents will rise as well and offset some of that risk.
