Thanks Zachary (and,no problem). I appreciate your feedback. Im looking for reasonably priced classes. I guess I was trying to avoid it but the reasons you provided for why it is necessary make all the sense in the world!! Thanks for helping me in my decision! 

Brent, I did ask and she is fine with it currently but since I currently only have one deal on the table its ok for her. I know as my business grows, I would gain more benefits and be more productive,as Brent suggested. Thanks you guys!

I apologized for not responding here,forgot I posted here. No, property is a FSBO. The formula is the one , I ve been told, to use for wholesaling properties:

ARV x either .70% or .65% minus wholesale fee

Minus repairs=offer

I apologize. I'm a new wholesaler. I  met with a seller, which was a representative of a church-the church owns the property. I made an offer ,they accepted. However, instead of using the contract -standard wholesaling contract ,I gave them,they sent ME a contract they want to use instead-Standard realestate contract. My question is, would that be wise to agree and sign their contract instead of my contract? If I obtain property,ill be seeking buyers. I am only trying to wholesale the property and want to make sure I'm not breaking any laws while trying to succeed in wholesaling.

I'm so excited to have my 1st deal on the table. ( Staying positive)! Have wholesale deal with a church ministry,pending return of my "Standard contract to purchase realestate". However, they sent me a contract "Realestate Sales contract" to sign! Is that normal practice?

Jose, I'm wholesaling right now but my goal is to fix and flip,obtain some rental income property.

Im a newer wholesaler and I've been hearing(often) that in the near future RE investors will need a realestate license. Especially wholesalers. 

Im not licensed but have a colleague who  is a RE broker and assists mr. Is that sufficient or do I need to consider getting my RE license?

I attended TM (3day) and I enjoyed it,learned a great deal. Have yet to do my first deal but ONLY because I didn't apply all the knowledge I gained. I agree with (Karen O),it was definitely motivating. At that time I attended TM I didn't know anyone that was doing realestate in that manner,Making the kind of money TM was talking about. It was definitely worth the money to me if for nothing but the motivation and encouragement that it's possible to be successful in realestate. Since that time I have seeked other successful people in the business.  I KNOW I can be too!!

Im a new wholesaler and get really frustrated when I use the formula/wholesale fee. My offer always seems to come way too low. Att least it appears that way to me. Ie.asking price-$150K

ARV-$70K

After repairs,wholesale fee, my offer would've been$ 49K.

It seems ridiculous. How can I get past my hesitancy to do deals and learn how to use the formula correctly? If IT'S correct.
