 Great post.

Below is what motivates me.

Myles Munroe was using the below story in talking about people taking action and pursuing their dreams and goals because only they have the ability to fulfill what they have been given.

Myles Munroe said in a sermon that it is everyones wish to be surrounded by our loved ones when we are lying on our death bed. And, that they are praying with you as you pass from this life into Heaven.  But, what if instead of being surrounded by your loved ones you are surrounded by all of your hopes, dreams and ambitions and they were looking at you in large angry eyes saying "we came to you and only you had the power to make us a reality and now we must die with you".

the MLS is the best way possible to determine ARV.

If you don't have access to it there is a service called Investway. Not sure if they are in your market or not. But, they pull all of there data from the MLS. It is a paid service.

Thank for the advice. I guess I need to clarify, I was not specific. What I meant was instead of putting money into my IRA every year, just take what money I would put in and invest that into real estate. I plan on leaving the money I have in my IRA there. But, instead of adding to it every year I would take what I would invest in my IRA and invest that in real estate.

For along time now I have been putting money into my Roth IRA every year. I was wondering if it would be better to take what money I would put into an IRA and just add that to the money I invest in real estate. The returns are a lot better in real estate but that is taxable as opposed to an IRA.

What are your thoughts?

 I have rental properties and they are working out well.  But, I also have a PM so I do not deal with the late night phone calls and rent collection issues.  

The one major issue with owner financing is the new Dodd Frank law.  If not done properly there can be some major penalties.
