welcome to BP. There are plenty of deals to go around. You more than likely will not find those on the MLS. Deals are going to come directly from the home owners.

I'm not sure about the market where you live but Dallas is red hot and everyone and their dog is sending yellow letters.  I have heard of owners getting 4 or 5 letters a week from investors, all saying the same thing, "I want to $BUY$ your house, all cash, fast close, please call".  I assume these are the standard prospects, absentee, good equity, X number of years owned, ect...

My questions are:

1.  If you are doing direct mail and having success how do you differentiate yourself from all of the other investors out there?

2. What group of prospects do you mail to since the standard prospect is being flooded with letters?

 Thank for the info.  I checked them out but it looks like Texas is not included in one of the states they pull data for.  Looks like a good company.

I am trying to pull a list from Listsource for multifamily properties.  Does anyone know the best criteria to select for that list?  

One area that is giving me trouble is how does Listsource classify multifamily properties.  Property type, number of units?

I tell everyone I can about BP. I found this site a little over a year ago and I love it. Never thought I would find a place were people who are experts in REI will go out of there way to help you be successful.

I am with you in that I can't stand the guru paid courses. It amazes me that people will pay $30,000, $40,000 or more because they saw this person flip houses on TV.  And, from what I hear that person has little if any involvement in the actual coaching.

There are several BP members that have coaching/mentoring programs.  But, the ones I have seen are between $3,000 - $5,000.  All of the coaching is one on one, with direct access through the phone and email.  And, I can pretty much guarantee you that all of the BP members that have these coaching programs are far more knowledgeable than any Guru you will find.   These are also the same people that give excellent advice on the forums and if you message them they will answer any question you ask them in great detail.

@Jim Zatko Congrats on taking action and buying your first flip.  Sorry to hear it has not turned like you wanted but all in all it could have been a lot worse.  Being able to rent a house for $1,100 per month on a $70,000 investment is really good.  I would probably hold onto it for awhile as a rental.
