@Wendell De Guzman can you tell us how you are structuring your owner finance deals in order to stay compliant with Dodd Frank?  Or, maybe some advice on how to negotiate deals like the ones you are doing with the sellers?

I am in the third month of my direct mail campaign right now and would appreciate any advice you could give on how you do your deals.

@Craig Norris I don't include anything in my direct mail but I did hear on one podcast where a guy put a crinkled up note in his second letter to the same person that said "hey, why did you throw me away" or something to that matter.

@Jamael Reed congrats on taking action.  Not sure what you did wrong on Listsource for it to be thousands of dollars.  My list was 500 names and I believe it cost around $150-$200.  Search on BP for Listsource there are hundreds of threads with great info on how to build lists from that site.

@Brian Gibbons I use @Jerry Puckett.  he handles all of my mailings.  As far as the list goes I believe he used Listsource.

@Jeremy Scott Welcome to BP.   As others have said there are only a couple of options when it comes to buying a house to flip.  

- Direct mail

- Driving for dollars

- Craigslist

I use direct mail and have been very happy with the results.   It takes time and costs a lot of money but the deals you get are very good and it also allows you to use more creative financing.

@William Campbell glad to hear you are starting your direct mail campaign and using Jerry.  I just received my 3rd month of mailings from Jerry.  I am very happy with him and he definitely goes above and beyond when it comes to helping out and answering questions.  @Aubrey Bailey I would highly recommend Jerry.  He provides everything.  Just tell him what area you want to target and if you want him to take care of the whole process or send you the letters to stuff and stamp and that's it.  Best of luck.

@Sierra Westrick I called one of those signs one time.  It is multi level marketing program like @Steve Vaughan mentioned. The guy wanted me to come to a meeting and learn about his company and how I could be a real estate investor. I asked him how much it was and he wouldn't say at first. Then he asked me if I could invest $20,000 in education which is a check that I can cash over and over why would I not do it. hahaha. That is always their pitch. You can call them but I am pretty sure it is the same thing. I am not saying education is not important but you can get education for far less then $20,000. My advice to you is spend time on BP and get to know some of the members on here that actually do REI for a living. You will start to learn who on BP actually knows their stuff and who doesn't. Send them some messages and ask questions about whatever you want. I have learn a ton from BP members. This is an amazing website.

@Bill Gulley that was a great post.  I have been on BP for a long time and read a ton of your posts.  All or at least a vast majority of them have amazing info but that was one of the first where you talked about a script and how to handle real life situations.  Awesome post. Thanks

Direct mail is all about being consistent and persistent. 

@Dev Horn has a great video about this called the Rule of 7.  Basically saying you have to touch someone 7 times before a deal happens and 80% of your deals come after 7 mailings.
