As far as saying you would not recommend his coaching, just seems like it would be better to wait the entire 12 months before making a statement on BP about his coaching program.  Probably would have been better in a PM if you just felt seriously compelled to do so.

@Account Closed is a huge fan of the gurus.   All he is saying is that education is important and no matter who it is teaching the information the student has to be willing to step out and do what is required of them in order to get the leads.  And, then be willing to do that work that is required to turn the leads into deals. 

Jay is one of a handful of people on BP that I trust what they are saying and that they know what they are doing.  He has had an extremely successful career and I believe at one point owned almost 400 rentals.  So, I think he knows what he is talking about.

hahaha.  Thats pretty funny. I am the king. LOL...  Thought I was asleep and woke up at 2am to an infomercial just now.  I guess the only thing this post is missing is a beach, Ferrari, mansion and pretty girls.

@Account Closed?  I have been on BP for sometime now.  From what I can tell Brian has a lot of happy students.  I might be wrong but I do not remember anyone saying negative things about his training program.  In my opinion there are very few people on BP that know as much about creative finance and closing creative real estate deals as Brian does.  It would seem that if you got a lead/deal he pretty much has a way or multiple ways to close that deal and make money.  

Are the leads just not coming in?  If so, then why?  How much marketing are you doing?

@Nandy B. check out @Jerry Puckett.  He is in Fort Worth and does direct mail.  He provides a great service in that he not only does your direct mail but he also mentors you along the way.  And, the cost of the mentorship is part of the marketing.  Email or PM him and he can tell you more about his services.  I would highly recommend.  

As far as the other mentoring programs you mentioned. $20-$35K is a ton of money.

@Account Closed is one of maybe 4 or 5 people on BP that I would trust as a mentor.  He definitely knows his stuff and is one of the best in the business when it comes to creative financing.

@Fernando Angelucci I'm not an expert on Dodd Frank but I am pretty sure the law would have an issue with your strategy.   @Bill Gulley I am sure has an opinion on this and is an expert on Dodd Frank.

@Jeff Fairchild I am in the 6 month of my direct mail campaign.  For me I got a ton of phone calls the first month.  Some where tire kickers just wanting to know how much their house was worth, a couple sounded decent to start but turned out they just wanted way to much and the rest where very upset people.  You will be amazed as to how insanely pissed people can get over a little yellow letter.  

Months 3-4 calls slowed down drastically.  Month 5 they picked back up and I am just now getting into month 6.  @Dev Horn has a great video about the Rule of 7.  Which basically says 85% of your deals come in on mailings 7-8.  '

@Jordan T.  I am still looking into it.  Trying to negotiate seller financing right now.  I can buy 10 of the duplexes with bank financing but I really want all 47 units.  

The seller is getting old and is tired of managing them so he just wants to cash out.  The only issue is since he is getting old he really just wants to sell them and is not to interested in seller financing. 

So, we will see how it goes.
