Hey @Edit B. and welcome! It sounds like you have had a pretty successful run at real estate so far.
I would have to agree with @Tim Kunz on this one - wholesaling in this area has become overly saturated with competition. Everyone and their mom is trying to do it and any potential lead source is getting inundated with requests to buy their homes.
That's not to say it can't be done. I would think outside of the box, and do things that haven't been mentioned on BP or are not really "mainstream" ways of marketing.

I have never hired a contractor that requires a deposit upfront. IN FACT, all of the contractors I have worked with have explicitly told me, that if a contractor requests a deposit before a hurdle has been completed to not hire them. Contractor should be paid based on the work that has been completed like @Jeff B. outlines above - 1/3 +1/3+ 1/3, excluding the deposit portion.

Have you considered meeting with an attorney and having him draft your leases? Section 8 has various rules you'll want to wrap your head around so meeting with an attorney who can give you a brief introduction to the legal aspect of landlording may be helpful in this case. (just assuming it's section 8 but I don't know for sure).

Hey @Mohammad Ismaeel and welcome!
There is a fairly large group of us located in the Sacramento area. Some are newer and some are seasoned investors.
As everyone has said, keep educating yourself and meeting like-minded individuals. At some point you will target a strategy and start on your first project. Buy and hold and flipping are two very different animals and require a different skill set.
Lastly, don't get discouraged! I see a lot of people get discouraged after a few set backs. Keep striving.

Foundation cracks often appear around door frames or windows. This can lead to doors not being able to open anymore or scrap the floor.

There is a local meetup group that meets monthly in Rocklin. The next one is beginning of Jan - I will let David tell you about it :) @David Oldenburg
