Yes post it in the market place. Otherwise it might get deleted.

But I am curious... why did you not get the property under contract under your name, and then once you have a buyer draft an addendum assignment document later? At least that way you could get it into escrow. Once you're in escrow the seller may be forced to accept signing an assignment addendum if he doesn't want to restart the timeline.

You can find a flip in almost any area. I find flips almost everywhere. But I second @Gordon Cuffe They are more than likely located in older neighborhoods. I found one in West Roseville the other day and the property was built in 1990. It just needed cosmetic updating...

$200 a month per door is a solid number for Sacramento.

There are different strategies you can implement in this area. You can look at run down multi-units that needs a lot of work, fix them up, and raise the rent. Or you could look to buy in nicer parts of town, have higher quality tenants and maximum appreciation over a 30yr run with minimal cash flow today. Or you can buy in a C-D area and cash flow probably more than $200 a month per door but have minimal appreciation opportunities long term and lower quality tenants. 

Being a Realtor in Sacramento I come across these types of buy and hold opportunities almost everyday. It just depends what your long term goal and strategy is.

@Nate Hedrick I guess it will be broker and deal specific. My broker has a specific way he manages his agents and their commission structure. 

Every real estate transaction costs money from a broker's perspective if it's under their name. You can potentially negotiate a flat fee if there isn't a commission involved or negotiate a lower commission split if there is a commission involved.

For example, if you're selling a property where you have ownership stake, you can try to negotiate a flat fee to pay to your broker for overhead expenses. If you're purchasing a property off the MLS the seller has already negotiated with the listing agent the commission structure and that's typically how it is. I've never been involved in a deal as a buyer who had the listing agent re-negotiate the commission with the seller.

Does that make sense? 

I would say you have more flexibility with negotiating your split/fee under a smaller brokerage. Often times bigger names have stricter policies in place.

I got my license as an investor. I am now a full time agent, and invest when I can. 

I discussed in length what the commission split would be if I, myself, were involved in the transaction (either as a buyer or seller) with my broker before signing with him.

Brokers have a lot of overhead expenses, and they want a cut out of all transactions that close under their roof. Like any business, brokers have  operating expenses and they're paid by getting a piece of agent commissions. 

Definitely shop around and see what broker is willing to work with you and your goals.

I see anywhere from 1% to 10% EMD in the Sacramento market. Banks typically request a 10% EMD.

I went to Allied Real Estate School. It's all online and pretty straight forward. 

I wouldn't waste your time going to an actual classroom unless you need a more hands on approach to learning, and don't have the discipline to study via an online method. 

Most people that get their license don't do anything with it. You're better off attending real estate networking events in your local area.
