Post: Is Airbnb in Northeast or Southeast DC Worth It?

@Minnie Barnes I have one in the NE. It’s a 4-plex with one unit being Airbnb and the rest are long term tenant. Occupancy is good if priced right. It’s no longer passive but you can double up on rents. So it might be worth it if you have the bandwidth to support. We get mostly families and international visitors. No major issues so far. I would also open up the Airbnb to your current tenants and make sure they are on board. It’s worked out well especially if they have guest but don’t have room to house them. Also I think dc plans to ban Airbnb so you need to be owner occupy if you do want to do it legally. PM if you want more info. Good luck!

Hello BP friends!

I'm looking to purchase another investment property which leads me to Bellevue Washington DC - 200032.  I don't typically look at EOR but prices are crazy in NW and NE.  Any investors having any success there?  would you recommend?  I saw the write up in Washington Post two years ago but a lot could change since.  The other area i've been looking is deanwood.  If you had your pick, which do you see having more potential?

Got an email from DCRA. We should safe for February and mostly March for those in the district

The federal government shutdown started in late December 2018 and the U.S. Department of Housing and Urban Development (HUD) is one of the affected agencies. Media outlets have reported that "(Federal) public housing officials say they don't know how long rental assistance payments will keep coming from the government" causing some customers, private landlord partners, elected officials, and community advocates to ask questions about the impact on DC Housing Authority (DCHA) programs.

It’s impossible to predict how long the shutdown will continue, however, DCHA will not be affected for at least 90 days.

DCHA received HUD's standard monthly payment on January 2, 2019, ensuring that DCHA's Housing Choice Voucher Program (HCVP) and public housing program remain fully funded through January. In addition, HUD's February funding has been obligated and scheduled for release to DCHA on February 1, 2019.

If the federal shutdown continues through February and federal funding stops, DCHA has set aside financial reserves that would allow the agency to provide services beginning in March 2019. Current HUD funding and DCHA's financial reserves will permit DCHA to operate through March 2019.

If there are any changes to this set of facts, DCHA will contact its customers, its HCVP landlord partners, the public, and the media with updates.”

@Ana Coello I have a lender at caliber loans that I work with and has been great so far. He’s helped me and my few others secure loans. My income source has a lot of moving parts which he’s been able to navigate with no issues. He’s actually helping me with a cash out now on a brrr now. Send me a pm if you want his contact.

@Pinaki M. Did you end up leasing a part of the parking lot to the food truck?  I'm in a similar situation and was wondering how you draft a lease for it.  Any feed back based on your experience so far would be appreciated.  Do/Don'ts.

@Mark Kappelman I’m doing that now in a quad. My suggestion would be to keep the str on the ground or basement level to minimize disturbance to your LTR. I would also target families for the STR and add very strict house rules, and higher than normal security deposit to weed out the problematic renters. I would also keep the occupancy level with the average to low. It wouldn’t hurt to also let the tenants know that you’re doing airbnb. One of the tenants actually asked for the link so they could have their family book it when they visit. Good luck.

how many MM Vinyl do you recommend?  I see a lot of good color options at 4MM or should you go thicker?
