That's pretty affordable for drawings so I would love your contact @Laura Blair. I've seen costs of about $7k+ for garage conversions from architects.

You always want to consider the reason how companies are able to offer steep discounts and cash backs. Most of their businesses models are hiring salaried Realtors to be able to offer such discounts as they make it up by volume. In this profession, a good Realtor with 4 transactions a year can make more than those salaried Realtors could which is why they have inherent challenges hiring good talent. Adding to this thread. Not all areas make sense to build an addition. It really depends on your neighborhood to make that call. You could consider building an ADU to rent out as $200k can get you about a 500 sq ft ADU.

Things will play out over time but the interpretation as a builder is one ADU and an attached JADU is allowed. You can start working on it immediately as the architect time takes over a month to complete. By the time you are done, you will submit to the city for permits which will be around 2-3 months. Try calling the city to ask for clarification. I offer a service to build out ADU units if you want to chat further but it's a not a standard scenario even though San Jose is very lax on ADUs.
