I’m currently at a 1031 Exchange Conference in Phoenix and the consensus here is that it will pass the senate. I’m hopeful that it will not.

You could consider buying fractional tenant in common shares, as a real estate transaction, and not a security transaction. Also, a like kind exchange is any kind of real estate to any kind of real estate. You could sell a warehouse, and buy raw land.

I just met someone who uses their SDIRA to fund liquor licenses.  It's not flipping, but it's something else you could do with those funds.

Is the purchase price around $4.9 million?

I would inflate variable expenses by some number to give you a cushion, and then calculate the value of the property on the new profit margins.  Also, is there any sort of management fee?

You can exchange from any real estate category to another real estate category is like kind.  For example, you can sell a condo and exchange into farm land.  It does not need to be rental property for rental property.  ALWAYS consult your attorney and QI.

There are many different ways to be a real estate investor.  For some, it's a full time job - constantly looking for homes to wholesale, keep the really good deals as fix and flips or buy and holds, and hustle to the auction.  They are great landlords and have a real sense of what a project will cost and can do it all under budget and on time.

For most of us, we find a niche that we are good at and exploit it.  For those not wanting to make it a full time job, or even a part time job, there are plenty of options.  Here are a few ideas:

Buy and hold, use a management company to handle re-tenanting and repairs/maintenance.

Partner with a local rehabber.  You put up the funds and he does the flipping and selling.

Seek out low impact, non-invasive investments, like REITS, DSTs, or TICs.
