Jeff,

I began reading a book last night and thought it may be something you would like to know about. It's written by Frank Gallinelli, "What Every Real Estate Investor Needs To Know About Cash Flow". The book contains well defined terms, methods to analyze potential deals and (37) calculations every real estate investor needs to know.

You may want to check with your local zoning and find out if an "accessory structure" is allowed on that property without a "primary residence".

Welcome to the (BP) community. The reading, reference & audio material and advice available on this site is nothing short of priceless. You may also want to look into books written by Robert Kiyosaki, Ken McElroy and Nepoleon Hill wrote books years ago that hold true to our lives today. It's never to early too begin and it's never too late to start.  Each journey begins with a first step. It's not about luck, it's about knowledge and ability.
