Does anyone else think American Homes 4 Rent will be going bankrupt or lose lots of money soon? Every home I see them list they pay a lot for, and they also want way over market for rent. I see the properties sit vacant for many months at a time. How can this business last?

That's a great question. I believe with condition determinable you don't have the automatic right to repossession. You still have to go to court. With condition subsequent you have the right of reversion. This would be a good question for a real estate attorney.
And as far as termination of tenancy it depends what kind of lease you had. If it had a specific ending date then that's when the tenancy ends.
Reread that Missouri statute. It most likely states if problems are found and you let the tenant know in witting you don't have to return it within 30 days. However you have to document exactly what was kept and why.
I don't care what anyone says, there's no such thing as massive income lol
Also many lenders will adjust the interest rate based on the loan to value, which I like.
Brie is right. One conservative lender I found wanted 40% down. You can expect higher interest rates as well. My commercial loans are 6 to 7%.
