My contractors and realtors tip me because I give them so much business. Or sometimes they buy me beer and munchies.

Let's please keep BP a great place, I don't know how fruitful discussing/bashing either religion or someone's profession will be.
Just because it's written in a book doesnt mean it's right. Just because your parents say so, doesn't mean it's right. And definitely just because someone says it here on BP doesn't mean it's right. There's upsides to going and not going. I never went. But you must do what you feel is right and what will help you achieve your goals, whatever they might be.

Marcia Maynard I do the same thing! Go for it it's always worked for me. I get 50% done then list my rentals, updating pictures as I go.

Lead paint was mostly used on trim and doors, not walls. If there is original trim I would just remove it and toss it. Test the walls with a Home Depot kit but most likely it will come back negative. Obviously if you can get certified for $180 and a one day course dealing with lead paint is kind of a no brainer....

I think not giving cash for keys is foolish. We're in this to make money, not make things fair and the world a better place. What's cheaper, an eviction or cash for keys. Swallow your pride and do what's good for your business not your pride.
