Update:  I took it and it was so incredibly hard!  I cannot believe that 40 questions could ever be so ambiguous and tricky lol.  I passed but that was after failing 1 time.  I studied for days and I can see why so many people have trouble with it.  I do not consider myself a real estate genius but I do know my stuff and have thousands of hours of education under my belt.  The test is made to not only challenge what you know but that you know it inside and out and backwards and forwards.  I am glad I decided to go ahead with the additional license .. it is very helpful for finding deals and saving on commission.  Now I just need to find a brokerage to hang my hat.

I have heard of landlords offering 3 months of internet service - If you can get a decent monthly cost on something like that it may be an option?  Have you tracked the other rentals in the area to see how they are performing?  I also myself have shortened the length of the lease just to get cash flowing and have had good luck with that.  (Instead of 12 mos offer 6 month?)  Sometimes you can catch those who are working in the area temporarily or who are waiting for a home to be built etc.  I had 2 different tenants short term who had damage to their homes and their insurance company paid me directly both times ( I was able to charge a premium because they needed 3 month minimum with a month to month after which worked out fantastically financially )

I agree with those who are encouraging you to get it. As far as online or in person classes I found that I am able to retain more information in person because I am forced to pay attention lol. I have saved a bundle on commissions from my license and I love having access to the MLS so I can find properties as well as use the resources when I need to sell or rent a property. It is a sound investment in yourself and the initial expense is well worth it. Best of luck!

The only reason a house will not sell is price.  You can make any negative aspect of a home go away by lowering the price.  Buyers set the market prices because a property is only worth what a buyer is willing to pay for it and a good rule of thumb is if you have not received an offer in the first 2 weeks (3 weeks max) it is a price issue.  It is very hard to convince a seller this but it is the cold hard fact.  Also if a home is overpriced from the start statistics confirm that the home will most likely wind up selling under what the actual market value was the day is was listed.  Look at every home that is currently for sale at your price point and compare because your listing is no doubt helping to sell other homes that are perceived as a better value.  You might want to pull the listing and go in with a new ERS agreement at a better price point.

Hey Gang!

I would love some input on what SC suburbs of Charlotte you think would be good for B & H.  Do you have any favorite parts of Rock Hill or Fort Mill that you think will continue to strengthen?  I have been centered in NC for quite a while and I am hoping to branch out into the suburbs.  What other SC towns do you think are solid for rentals? I appreciate your time in helping me narrow some thoughts down.

I agree with Michael..hold out.  The rental market is sizzling in Charlotte and has been consistent.  I'm not sure if where your rental is but the entire city is in demand due to enormous growth that is just getting stronger.  I would hold out for a stronger tenant to avoid a future headache.

Definitely do your homework on schools.  The odd thing about the NCREC is that the mandate a school must have a 70% pass rate yet many of the schools the approve fall short of that.  Check the NCREC website for the stats on the schools pass rates and then do your research.  When you do take your test be prepared for ambiguous questions so read each carefully.
