Do you need to pull a permit to replace an electrical panel and to change out an AC unit? Or is it enough to have a licensed contractor?

Hello all. We've finally purchased our first flip. Oh boy! Now the hard part, finding the contractors. Any suggestions on how to find reliable contractors in the Tampa area? Also need some major clean up, who do you call to clean up all the junk?

Need some direction on getting property insurance on a flip. We tried through USAA and they couldn't do it. How do I go about getting insurance on a home that needs rehabbing that is vacant? Do I just call around? We are in Tampa, FL. Any help would be greatly appreciated. Thanks - Stef
