I applaud you for taking the plunge! There’s so much to read and learn here. I’m not new to investing or real estate in general. I’ve been investing since 2017 and have been a real estate broker for just as long. Are you looking to invest in Philadelphia? What do you think about the market there?

Honestly, it depends. I manage MTRs (most of them in the Charlotte market but we have a handful nationally). I’d look at what’s customary in your area. For example, in Charlotte, I recommend floors throughout, paint throughout, updated bathrooms, updated kitchen, etc. However, we’re looking at a property in OH and would likely skip those upgrades because it doesn’t affect our monthly cash flow. I hope that helps!

I’m bullish on never leaving money sit stale. It should always be working for you. Money loses value when it’s not invested due to inflation, rising home costs, etc. While I don’t think you just buy anything you can get your hands on, I do think making a sound investment now is a better decision than waiting.

I like buying in areas that are expecting to see growth in the future but will also cash flow now. For example, our “dream home” isn’t something we can qualify for on paper now (I’m also a Realtor). However, we have enough put away for our fourth investment property and that’s where we’re putting our money. That way, our money can be put to work, cash flow and build equity while we wait. When the time comes, we’ll either sell the property or refi to get cash out. I hope that helps!

I'd tread carefully with the use of the VA for a few reasons:

1. You must intend to live there for at least a year. I wouldn’t be completely surprised if the underwriter required a letter from your employer stating how long you will be expected to stay there. If your employer says you need to be there for X amount of time then remote, you’re okay. As long as you can actually live there for a year. 
2. Eligibility. Make sure you don’t go over your eligibility and if you do, make sure you can cover the 25% required for the gap.
3. If eligibility isn't an issue now, will it be an issue when you go to purchase a 3rd home? It might be best to go the conventional route now than to buy with your VA and end up needing to refinance out of it to use it on your newest personal residence.

Have you looked into a second home loan? You’ll be required to stay in it X amount of days per year but that’s fairly easy to do and keeps your down payment low. 

Disclaimer: I'm not a lender but I've closed several VA loans with my buyer clients, have my MRP Certification and have used VA for our personal homes.

I’m biased but I think NC is the right place to be due to affordability compared to some other states, the job market, new construction homes, and Charlotte was named the hottest market of 2023 by Zillow. I’d be happy to chat about our market and see if it’s a good fit!

Im a Realtor and own and manage MTRs in Charlotte and Raleigh areas. The cash flow for ourselves and owners we manage for are great and so is the appreciation! Highly recommend looking into these markets if you’re open to out of state properties!

thanks, what i am trying to do is get nj/pa down first since those i live in and if the  prices or doesn't work out there my last backup is NC, i am going there in april to get a feel for the area to see if i can picture myself living there. i appreciate this tho!
