I have a great renter on a year lease. The lease expiration date is 5/31/24. My tenants are building a house and said they will probably be done 6/30/24. I’d like them out by 6/30/24 at the latest since the summer months are the best for leasing. Should I send them a termination of lease for 6/30/24 for this reason. Or, am I going to possibly create a bad situation like renter not leaving. Do I need to accept the date that is most convenient for them and not me. Advice appreciated.

These days even most pro CA PM use on-demand showing without agent / with digital lock box so you don't have to be there.
$3,900 rent is middle class rent now in our area :)

Yes I do want a long term renter. One that will stay for a couple years. It’s such a pain to list, coordinate showings and freshen up. How often do you repaint? It costs so much to paint, add flowers, pay for someone to show the house etc. I want the house to show nice because it is a high price point and I assume people expect things to be that way or maybe it’s just that I would want it that way.

Haha. I wouldn’t buy rental property in CA. I only live here. My rental is in TN. I have 2 others interested one will consider a 2 year lease for $100 less per month. It’s only been listed for 5 days.

My rental is posted for $3,900 per month. 3x income is $11,700 per month or $140,000 per year.
I have an applicant who has a 787 credit score. He just finished his radiology residency at UT and made $70,000 per year. He starts his real dr job 7/15. He has provided his employment agreement for $450,000 per year as a radiologist. Everything is clean.
Would you do this and ask for 2x deposit with half returned after showing first pay stub?
I have others interested he just seems easy to work with. He’s going to buy in the area so he won’t be a long term renter unfortunately. I do have others interested.

Does anyone have a canned response that they use to reply to tenant inquiries or do you speak to them personally? Aren't you basically asking them the questions on the application like how many people are going to live in the house? Why are you moving? Do you meet the minimum income requirements? etc....
Do you make them pay the fee for the application before showing it to them? I'm using Avail and it's $55 to process the application.

For the application before showing the property, are you talking about the one where you run credit and background where there is a fee or is it more of a questionnaire? Do you call this a pre-screening to the prospect or do you just tell them you need to fill this out before I can show it? I am using Avai and Zillow but there is a fee for them.

I marketed my property before it was vacant and the tenant complained about many “issues” on my 1 year old property. For example, a stain on the shower pan. Next time, I would either 1) market it after vacancy, however, vacancy will be longer or 2) accept the deposit prior to vacancy but make sure expectations are reasonable. Any recommendations are welcome.

Can I charge a renter for a new sink. This was a brand new home (and sink). The stains will not come out and it’s pretty abused. Is this normal wear and tear? They must have had tomato sauce and red wine sitting in the sink for long periods. It’s a stainless steel sink.
