Does anyone know of a company that does a proper deep cleaning? Just paid Sparkly Clean $440 and it is definitely not a deep clean.

I’d like to put a deadbolt with a keypad on the front door so I can give the code to my handyman and I don’t have to deal with him. I know I need to give him 24 hours notice to enter the property. Do I need his approval to put it on? I know he will be pissed and say it’s a security issue and he doesn’t want it. Can I legally put it on? It was not there when he signed the lease.

Wow. Thank you for all the replies. Yes my rental is in Franklin, TN. I am in CA, not the property. I did NOT put in the original post that the yard did have dog waste left. My realtor who did the end of lease walk thru for the previous tenant and walk thru with the current tenant did not catch that as it hides in the grass. I understand his complaint there and took care of it. The air filters were also dirty and were not checked. Whopsie there too. I am paying for new air filters. This was also what set him off. I hope someone will learn from my mistake. I read alot on the forums and was going to do it myself but had a family obligation that came up. 

Lesson Learned:

1) Explain to tenant that property is AS-IS. Market the property but do not show it and enter into a contract until it is properly cleaned and ready to turn over.

2) Clearly document how maintenace issues are communicated and handled.

3) Explain that the house is NOT a brand new property.

4) Be cautious when renting to someone who has been a homeowner for many years. They do not understand what happens when you lease a property and this guy flipped out on the standard lease language.

@David P. I did my credit check and spoke to his wife extensively. How would a property management company weed out a jerk? In hind sight, I should have gone over how I work and what MY expectations are. I did not put in the lease that all issues would need to be documented within 1 week if they were not noted on the move in walk through. Mistake there. Next time, I won't market the property until it is ready for rental. I may try to hand this off to a property manager.

The tenants wanted to secure the property before it was vacated. They walked thru it and gave me half the deposit. I was happy to not have to lease the property and have minimal downtime. I gave the tenants that were living there a discount on the rent for finding the new renter and showing the place. We signed the lease then and the rest of the deposit was due when lease started. They did the walk thru with my agent as I am out of town. Was the mistake signing the lease before it was vacated? I assure you this is a beautiful A+ property in Franklin, TN. Arghhh. I may just pass this off to a property manager as I don't want to deal with him.

My tenant is not happy about the move in condition of my property. I had a real estate agent do the move out report and move in inspection. He is telling me he has an attorney documenting issues and telling me I deceived him as to the condition of the yard. I am having it resolved. I’ve asked for a list of items but have not received it. The issues I did receive were scuffs on the wall, a spot in the sink and some spots in the shower.

He is asking for the video that was taken during the walk thru. Do I have to give it to him? There is nothing in the lease stating that the property will be scuff free. I will be implementing RentRedi so he can log something there. I’m sick of getting his rude, condescending emails. I’ve asked what he wants and offered solutions but he just wants to be difficult.

Any advice would be appreciated.

@Nathan Gesner thanks for the response. Would you also make them log service requests in RentRedi? I don't currently use it but it may help to make them log an issue instead of just emailing or texting complaints.

Brand new tenant is complaining about everything. This is my second tenant. The house is fine they are just unreasonable people. The house is only 18 months old.

I was thinking of getting a new phone number and email address for them to send requests and all correspondence to so that perhaps they will be better if they think they are dealing with someone else. I thought there was a Google Assistant or something like that you can use? Thank you in advance.

@Greg Kasmer They won't do the Heloc on my investment property, only my primary residence. Third Fed Credit Union is taking 60-90 days also. Arghh.
