Does anyone have any experience with 5 Arch Funding or any other hard money lenders when starting out in real estate investing? Any advice, comments, or the like regarding it? Any info will help!

The average price in DG is about $350K and the average rent price for a house in DG is about $1900 a month :)

I love downers grove! I haven't lived any place else and it's such a great community. As for Realty-trac, I'm not sure, but have you tried res.net? Also Equator with Fannie Mae.

List now, there are lots of buyers out there because of the historically low inventory this spring and summer.
List price should reflect the items that are to be completed in it
