Well there's a specific FSBO form, a 6.1 RE contract, a property disclosure form, a radon disclosure form, and lead based paint form you should have completed and ready to go. Your RE attorney should be able to assist you if you're not using an agent, and I hate to say it, but this is why you should have an agent

Hi Jack Taylor, I'm a real estate agent from Downers Grove with Baird & Warner. To put it simply, yes, only the broker can make changes to the listing in the MLS. This is usually because the MLS has specific rules and regulations/laws that need to be followed, such as the type of phrases you are allowed to use in the description for example, otherwise you risk a large fine. While your Realtor already knows what's allowed and what isn't, you can always tell them how you want in listed and they'll tell you whether Its allowed or not, versus having to go to your attorney every time to make a change to make sure it fits their ethical guidelines, who may not be familiar with the MLS specific to your area.
