@Mike Sola it rents for $1375/month total. After getting a cash out refinance with delayed financing it should bring in approx $400/month cashflow, 15% cash on cash return after all expenses.

It's in Indianapolis. I chose this city because it has population growth, a strong job market, cashflow, and a large investor community.

Small multi-family (2-4 units) fix & flip investment in Indianapolis.
Purchase price: $85,000
Cash invested: $30,000
Duplex from a wholesaler
What made you interested in investing in this type of deal?
Cashflow
How did you find this deal and how did you negotiate it?
Wholesaler email blast. I took up their offer to pay a little extra from their asking price to have the first option on the property.
How did you finance this deal?
Cash then did a cash-out refinance with delayed financing,
How did you add value to the deal?
It was Turnkey
Lessons learned? Challenges?
No challenges so far. I assumed since it was a wholesale deal I couldn't get a property inspector in, but next time I will!

I'm looking for a Purchase Agreement and an Assignment Agreement to use for wholesaling in Oregon and Washington.
I'm not sure all the legal ins and outs. I've found a couple online but they all state they need to be reviewed and approved by an attorney. Do I just risk using those or pay several hundred dollars for an attorney to draft them up for me?

I'm a buy and hold investor from Portland, Oregon. I'm looking for my first rental and one of the markets I'm looking to target is the Orlando area for buy and hold properties. My first few properties would ideally need light cosmetic rehab as I'm not looking to take on large rehab projects while I'm out of state and still building my team.
I'm interested in SFR's and Small Multifamily 2-4 units under 200k. Primarily Lower crime areas with decent demand for rentals, ideally C+ and above neighborhoods with no HOA fees. I'll be financing the first few properties with Conventional mortgages. I'm interested in Orlando for the appreciation aspect but I mostly care about Cash Flow.
I'm currently doing a lot of research about the areas but would like to network with people who have boots on the ground. Just looking to learn as much as possible about the local area and what areas to avoid etc.
