One more across the Park from the last one I posted.   This one needs some TLC (I am not even going to guess on how much you would put into it because that's up to the investor)  

This one is Bigger...   4 Bedroom and 1260 Sq Ft...   If you are interested in it let me know ASAP...   before the end of the month we are starting the work, so price will go up and it will be sold as a turn key early 2015.  

If you are interested in it as a TURNKEY With CO, Tenant and Management in place let me know and we can look at options there.  We are ready to go on the repairs, and have management in place.

It depends.  How many leads do you have to mail in your concentrated market?  Are they all "motivated" leads?  Absentee, Probate, Inheritance, Eviction, Vacant, Etc? I have found I can not mail out enough people in my local area with just motivated leads.   I am not going to mail any old house to get my numbers up.   So I have opted to increase my radius of marketing rather than dilute my motivated leads with any old lead.

I use State Farm.... LLC... Trust... Personal name.... the don't seem to care
